Project Delivery Methods
In an industry that is constantly evolving, we remain flexible in how projects are planned and delivered. As an experienced construction manager and commercial construction partner, we offer multiple project delivery methods to match each client’s goals, timeline, and level of involvement. Our background as trusted building contractors allows us to recommend the approach that best supports long-term success.
In order to help you choose the right delivery method, we’ve laid out our construction planning services below:
General Contracting
As commercial general contractors, we provide all materials, labor, equipment, and subcontractors needed to deliver a turn-key project for a fixed price. This delivery method is the most common approach, with well-established roles and responsibilities for a general building contractor or municipal contractor, and pricing that can be competitively bid or negotiated.
Construction Manager as Constructor (CMC)
When serving as a CMC contractor, we partner closely with the owner and design team to guide the project from early planning through completion. Acting as a hands-on commercial construction manager, we provide commercial project management services including: schedule development, provide phased construction recommendations, prepare cost estimates, and manage the bidding process once documents are complete. This construction management approach reduces owner burden while improving coordination, cost control, and overall project outcomes.
Design Build
Here at JG Bowers, we provide design build services because this method offers a streamlined solution through a single point of accountability for both design and construction. By serving as a commercial builder under one contract, coordination improves and risks associated with multiple contracts are reduced. This delivery method is well-suited for clients seeking efficiency, collaboration, and simplified decision-making through integrated commercial construction services.
